Shore Build recognises the importance of helping our clients understand the cost implications of their building plans and just exactly what they will receive for the amount they are investing in the project.

RENOVATIONS, ALTERATIONS AND ADDITIONS

If we are pricing from a set of documents provided by the client’s designer our price is based on the information provided. During the pricing process if there are gaps in the design or specification we raise these points so that a comprehensive price can be formulated.

For a client right at the beginning of the process we have an initial consultation to help establish design and budget requirements. We then recommend a designer that suits the owner and the project.

We assist throughout the design process to ensure that the designer keeps the project within the client’s budget whilst meeting the design brief.

Once the design is complete we prepare a comprehensive quote including materials, subcontractor pricing, carpentry labour, project management and overhead costs.

Shore Build summarises the figures and presents them to the owners for discussion and negotiation.

QUOTATIONS CONSIST OF THE FOLLOWING

1) Costs of subcontractors and suppliers
2) Margin payable to Shore Build Ltd on materials and subcontractors
3) A fee for the construction and supervision of the project
4) A contingency sum is allowed for additional, unforseen costs

Our negotiated quotes incorporate as many unseen items that we can identify. These items are generally raised as variations in a competitive tender. Therefore we can appear on the surface to be slightly more expensive than other contractors. However, clients may not be aware that other contractors increase their margins by adding variations into the contract for these items after the initial figure has been agreed.

We are happy to guarantee our price as a maximum cost and run an open book where hours, materials and margins are shown and any contingencies, materials or labour unused are not charged.

NEW HOUSES AND LIGHT COMMERCIAL WORK

We can offer fixed contract agreements on new housing and light commercial work. Pricing is based on plans and specifications provided. We are happy to work with our clients to help them to select items to meet their budget.

LEAKY BUILDING REMEDIAL WORK

When carrying out remedial work, Shore Build recognises the importance of helping our clients understand the cost implications of the project. Detailed documentation ensures that the client knows exactly what they will receive for the amount they are investing.

Pricing for a contract of this nature is divided into two main areas:

1. Fixed price items
All work that can be quantified is priced competitively including all subcontractor based items that are required to complete the project.

2. Cost reimbursement
This is an area within the industry where in the past contracts have had budget overruns. We prefer to identify possible problem areas within the structure and allow the appropriate contingency figures to account for these potential defects. We provide agreed rates with our price so that items can be quantified where possible and the agreed rates applied to reach a quoted sum.

Items where this is not practical are priced prior to commencement. This way the owner has control over project expenditure.

Because many projects are part of a dispute resolution process, Shore Build has a full time quantity surveyor and administration manager. This allows us to complete cost analysis and reports easily to the requirements of the Building Surveyor in preparation for legal proceedings if this is required.
